It’s a massive structure tucked within several acres. It’s close to all of the local attractions and amenities. Buyers will be thrilled to claim it, you know. You simply must claim it first — and so you consult with the realtor, are willing to pay whatever you must, know that this will be an ideal home.
It’s all too shocking therefore when you realize that the building is zoned purely for commercial purposes.
Not all properties are equal. They are instead governed by specific rules and laws — with each structure zoned for certain intentions. Often those intentions are obvious: such as neighborhoods or factories. There are times, however, when buildings may have began as certain elements and were then changed later on (while still maintaining their appearances). It becomes important then for potential buyers to understand precisely what they’re considering and what is can be used for.
Learn all zoning laws. Note whether a building is commercial, residential or even both. Discover if any changes are possible and how much those changes will eventually cost. The price may be too high — even for properties that seem so right. Know what can be afforded (and accomplished) first.
